Making a Good First Impression –Even in a Sellers Market

When you are ready to sell, even in today’s “sellers’ market” you want to make a great first impression. This will help set the stage for potential buyers. You want to create a feeling that will stick with them, making them fall in love with the property, and be willing to pay for it.

The first impression of a property starts outside. Make sure the landscape is in good condition – pull weeds, trim the bushes, and mulch if needed. Clean the exterior of the house itself. Wash the windows and the sidling. Be sure to fix anything that needs repaired. Having the exterior of your home look good sets the tone before even entering.

Give the front door a fresh coat of paint and ensure the lock and door knob is in good working condition. I know this seems like a no brainer, but you would be surprise at how many times a house is listed with a door knob or lock that doesn’t work right! It sends the wrong message. Immediately, you think okay, what else is wrong with this property?

Give the entry a personal touch. Buying a home is often an emotional experience. Helping to create that positive vibe is a great selling tool. Add a welcome mat outside the door. You can also put a wreath on the door or another cute décor item.

Make whatever space you walk into first continue with that welcome home vibe. If it’s a traditional foyer, stage it with a console and table lamp. Or add a piece of artwork to the wall. Even a floral arrangement is a nice welcome. If you’re entering into a mudroom, make sure it’s well organize, and add a little décor. Think of it as creating a “snap shot” when you enter the house. What’s the first thing you’ll see when you enter? Make it something good. At the end of a showing the potential buyer is going to leave the property through the same door they came in, so this first impression, will in turn be the last one as well. Make it pop!

If you’re asking for top dollar, than you need to have the house in top shape. In today’s market, you’ve probably heard stories of houses selling over list price with multiple offers, but that doesn’t just happen by luck.
